POSITION SUMMARY:

Bridge Commercial oversees the operations of approximately 1 million square feet (and growing) of commercial real estate in the Greater Charleston area.  This position not only includes a competitive salary, but it also offers the opportunity to advance your career through the company. POSITION DESCRIPTION:

The Property Management Assistant is responsible for directly supporting the Property Manager(s) responsible for operations and management of the Bridge management portfolio.  Duties include optimizing tenant relations, coordinating contractors, assisting with administrative projects, recordkeeping, reporting, etc.

ESSENTIAL FUNCTIONS:

  • Assist with administering leases on each project including preparation of various tracking & recordkeeping reports, enforcing tenant compliance and performing routine audit checks (insurance, supplemental air, etc).

  • Anticipate and fulfill tenant requests with option oriented flexible solutions in a courteous, professional, and timely manner, in accordance with company values, spirit and culture to maximize tenant retention and satisfaction. Interpret and enforce lease language when required. Notify tenants of events that create access, service, or noise issues. Field and resolve OR route phone calls from vendors based on the need and appropriate level of complexity. Sufficiently communicate, both verbally and written, updates and expectations to both tenants and contractors.

  • Assist with various accounting related tasks, as needed.

  • Assist with contract RFPs, contract preparation, awarding, and enforcement. Track contractor insurance compliance.

  • Maintain complete and accurate property files and records, according to department systems, with an emphasis on documentation for future reference.

  • Assist with engaging and contracting for all goods/services required to maintain the properties up to company and owner standards. Develop a network of emergency services and be available for 24-hour coverage as required. Assist with continually evaluating service needs and performance in all areas of maintenance and management.

  • Assist with managing tenant relations and coordinating requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns.

  • Liaison with other disciplines/departments within the company to provide a team approach to the management of real estate. Coordinate the activities not directly controlled by the manger but directly related to each property (i.e.: production of sales statements, insurance monitoring, leasing, marketing and promotions, capital improvements, accounting/financial reporting and legal services.)

  • Establish and maintain collaborative working relationships between departments, with coworkers and particularly with other members of a project team. Prepare for team meetings, in advance and act as team member for the meeting.

  • Keep abreast of new technologies, systems and procedures related to property management.

  • Property visits as needed and directed by Property Manager(s).

  • Other functions as directed by the Property Manager(s).

QUALIFICATIONS:

- Education: Four (4) years college degree or four (4) years of equivalent work experience
- Knowledge: Commercial real estate leasing and management practices (preferred), Working knowledge of basic software systems, Knowledge of construction/maintenance industry terms

POSITION DESCRIPTION:

The Property Manager is responsible for operations and management of the Bridge management portfolio. Business development responsibilities include independent and joint identification of leads and participation in presentations. Duties include preparation and implementation of departmental procedures which meet company goals and objectives, continuous interaction with leadership, brokerage associates and the marketing team.

ESSENTIAL FUNCTIONS:

- Perform duties related to business development to include making calls independently and with other management and brokerage associates, prepare and distribute written proposals and establish fees and prepare management contracts.

- Coordinate property management procedures to maintain efficiencies in processes for property accounting functions, lease administration and collections.

- On assigned properties, act as the company’s primary coordinator to assure that the company’s efforts fully meet and exceed contractual property management obligations. Direct the day-today activities of loss prevention, risk management, safety/security, maintenance, marketing, landscaping, snow removal, tenant build-out and other building operations.

- Develop operating income/expense budgets and capital budgets that reflect the owner’s objectives for the property, cash flow requirements and leasing strategy. Prepare this document to be used as an ongoing accounting reporting tool. Further accountability includes administration of budgets, operational review and analysis of corrective action needed. Recommend and implement programs that contribute to center profitability.

- Analyze and distribute monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables. Verify CAM cost documentation and prepare center information sheets detailing annual estimated CAM cost and previous three- year actual CAM costs.

- Administer leases on each project including promptly synopsizing new leases, reviewing all tenant billings, analyzing lease clauses, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations. Identify leasing prospects and occasionally respond to routine leasing inquiries. Interface with leasing representatives/brokers and assist to assure spaces are leased/released promptly.

- Bid work for tenant improvements. Keep accurate records of current space conditions including roof, HVAC, utilities and special circumstances. At all times keep the space in condition to show.

- Maintain complete and accurate property files and records, according to department systems, with an emphasis on documentation for future reference.

- Engage, contract, supervise and approve invoices for all goods/services required to maintain the properties up to company and owner standards. Develop a network of emergency services and be available for 24 hour per weekend coverage as required. Supervise on-site maintenance mechanics, if utilized, at assigned properties. Develop specifications and continually evaluate service needs and performance in all areas of maintenance and management. Forecast and manage replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc.

- Management tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns. Assist in managing tenant “fit-up” work, as needed or assigned.

-  Liaison with other disciplines/departments within the company to provide a team approach to the management of real estate. Coordinate the activities not directly controlled by the manger but directly related to each property (i.e.: production of sales statements, insurance monitoring, leasing, marketing and promotions, capital improvements, accounting/financial reporting and legal services.)

- Establish and maintain collaborative working relationships between departments, with coworkers and particularly with other members of a project team. Prepare for team meetings, in advance and act as chairperson for the meeting.

- Keep abreast of new technologies, systems and procedures related to property management.

QUALIFICATIONS:

- Licenses: SC Real Estate Sales or Property Manager’s License

- Education: Four (4) years college degree or four (4) years of equivalent work experience

- Designations: CPM or RPA designation (Preferred)
- Knowledge: - Commercial real estate leasing and management practices, working knowledge of basic accounting and software systems, knowledge of construction/maintenance industry terms, familiarity with laws which regulate and impact property management, understanding of principles of real estate investment and valuation

Under limited supervision, and on own initiative, provides marketing, communications and administrative support to all brokerage associates.

ESSENTIAL FUNCTIONS:

- Types and assists in compiling correspondence, reports, proposals, marketing budgets, spreadsheets, demographic reports, etc.
- Provides primary support for brokerage associates to include preparation and graphic design of proposals, broker opinion values, operating memorandums, display boards, presentations, brochures, tour books, letters, demographic reports, mailing list, etc.
- Maintains electronic files pertinent to brokerage associates and is familiar with all company resources to include databases, internet sites and reference materials.

- Use knowledge of current graphic design software (InDesign and Photoshop) to produce graphic art and visual materials for maps, property tours, packaging, proposals, brochures and informative materials on an as needed basis. May include using demographic and traffic count reports and use of software (Pictometry) to retrieve aerials.
- Communicate with clients on the organization of signage requirements, broker luncheons and marketing materials.
- Manage the installation and removal of all property signage including maintaining a log on the status of all signs in the market and reconciling vendor invoices.
- Assist in compiling databases for mail outs and e-blasts.
- Draft and send property specific e-blasts to approved databases using Campaign Monitor. Organize and manage e-blast subscriber lists.
- Manage Bridge social media platforms to include LinkedIn, Instagram, Twitter and Facebook.
- Design and optimization of Bridge website.
- Compiles press releases for the Company on matters related to transactions, promotions, Company announcements, etc.
- Assist in the coordination of company events, broker luncheons, conferences and trade shows.
- Answers calls, relays messages, maintains calendars, assists with scheduling appointments and travel arrangements as requested.

QUALIFICATIONS:

- Education: Bachelor’s Degree in Marketing, Public Relations, Visual Communications or other related field or four (4) years of equivalent work experience or an Associates Degree and two (2) years of equivalent work experience
- Knowledge: Superior knowledge of Microsoft Office software including Word, Excel, PowerPoint and Outlook, Adobe, InDesign and Photoshop

CHARLESTON, S.C., Sept. 13, 2019 /PRNewswire/ -- Today, West-Signal, a joint venture owned by an affiliate of North Signal Capital LLC and a fund managed by Westport Capital Partners LLC (the "Joint Venture"), is pleased to announce the execution of a 143,000 SF lease with Expeditors International of Washington, Inc. Expeditors is leasing 58% of the 247,000 SF rentable area at 1017 Northpointe Industrial Boulevard. The Class A facility is designed to the highest institutional standards including: tilt-up concrete construction, 32 foot clear height, ESFR sprinkler systems and LED lighting. Expeditors will be combining their office and warehouse locations into the space. Accordingly, North Signal will be building out 22,000 SF of office space, which includes a driver's lounge to go along with the 121,000 SF of warehouse space. Completion of the buildout is expected by early December 2019. Expeditors has also entered a license agreement for 130,000 SF of the building which allow them to begin occupancy October 1st while their upfit work is completed.
